Reservations: We will hold the apartment for you upon receipt of your booking deposit and
rental agreement. We have a rental agreement that we ask you to sign and mail to us accepting
the conditions of your rental. Until some payment has been received there is no guarantee of
Booking Deposit: We require a 50% deposit at the time of booking. The balance is due not
less than 3 weeks before your arrival.
Payment: Payments can be made by wire transfer to our bank, PayPal, personal check or
direct deposit. There is an additional $25 fee for PayPal processing.
Checkin: We are a personalized service, and thus we try to accommodate you as much as
possible upon arrival. In most cases, you will be able to check in to your apartment as soon as
you arrive in San Francisco. We estimate it takes about 1 1/2 hours to get from the airport to
our apartment, and we customize your check in time so you can come straight to the
apartment, where a representative will greet you.
Cancellation: If you must cancel outside of 60 days prior to your arrival date, we are happy
to refund your deposit in full, minus a $50 processing charge. If less than 60 days from your
arrival, we cannot guarantee a refund, but we will do our best to find a renter for the time
allotted, and if so, then we will be able to refund your deposit in full, less the processing fee.
We do understand that unavoidable circumstances can occur, and if it is possible, we will try
to offer you alternate dates for your stay. We also recommend obtaining trip cancellation
insurance to protect your investment in the case of cancellation: www.insuremytrip.com
Security Deposit: We require a minimum of a $200 security deposit which is fully
refundable, less any damage or breakage (normal wear and tear excluded). The security
deposit is payable as a portion of the initial booking deposit and will be refunded in 30 days or
less after your departure.
Minimum Rental: We are currently looking for medium term renters - from 3 to 24 months.
If we have a week open between renters we will rent for one week or one month. The
minimum stay is generally one week.
Apartment: The apartment is privately owned and in a residential building. It is not a hotel!
There is no maid running around cleaning up after you or on site tour guide. Please respect the
Rates: Until confirmed, rates are subject to change.
Last Minute Specials: We occasionally offer special last minute rates depending on timing
Children: The apartment is not really suitable for children.
Number of Guests: The studio is ideal for one person but can accommodate two and no
more than two.
Smoking: No. If you smoke in the apartment you will loose your deposit. If you smoke in the
building you will loose your deposit. If you smoke on the deck and leave cigarette butts lying
around or damage the deck wood with a burn you will loose you deposit. We have had many
problems with previous guests. You have been warned....
Lost Keys: In the case of loss of keys, you will be charged $200 for a change of lock.
Cleaning: Cleaning is normally included in the price quoted but we expect that you leave the
apartment tidy when you leave. Please wash all dishes (pots and pans included!) and put out
the garbage. We will do the laundry and the rest of the cleaning. If you leave the place a mess
we will deduct any extra cleaning time or costs from your deposit.
Rooftop Deck: The deck is not private to the apartment. Occasionally other owners reserve it
for private parties. We cannot guarantee unrestricted access.
If You Are Disappointed: We really want you to enjoy your trip to San Francisco and aim to
give the best service possible. However, occasionally things don't work out as planned. Our
goal is to try to resolve problems immediately if and when they occur. We would ask you to
first contact us, explain your problem and we will try to solve it promptly. If this is not
sufficient for you, we promise to work with you to find a reasonable compromise. After all, it
is your trip and we want you to have a wonderful time!
